Height loss, service routing, load, and the three situations where a false ceiling is the wrong answer — plus what to do instead.

False ceiling or cove lighting? A civil engineer's take on ceiling design

The false ceiling has become the default answer to “how do we make this look designed?” Sometimes it's exactly right. Three times out of ten, it's the wrong tool and you lose height, money and daylight for it. Here's how to tell which case you're in.

What a false ceiling is actually for

Three legitimate jobs, in order of how often they matter:

  1. Hiding services. AC ducting, drain lines from the flat above, chimney ducts, concealed conduits. If there is a service to route, the ceiling earns its place.
  2. Carrying concealed lighting. Cove lighting, profile lights and recessed spots need a cavity. Layered lighting is the single biggest visual upgrade in most rooms.
  3. Correcting a bad slab. Uneven soffits, exposed beams at different depths, or a patch-repaired slab that will never take a clean paint finish.

Notice what isn't on that list: “because every other flat has one.”

The height arithmetic nobody does upfront

A standard Indian floor-to-ceiling height is 9'6" to 10'. A gypsum false ceiling with a suspension system takes 4–8 inches; more if a duct is passing through. Drop below about 9 feet clear and a room starts to feel low, especially a bedroom you lie down in.

The fix is almost always peripheral, not full. Run a 12–18 inch cove around the room perimeter, keep the centre at slab level. You get the layered light, you keep the height, and you cut the cost by roughly 55%.

Three situations where a false ceiling is the wrong answer

1. Rooms already under 9'6"

Use a plaster-of-Paris cornice, a shallow perimeter cove of 3–4 inches, or surface-mounted profile lighting on the slab. Track lighting on a slab-mounted rail gives you directional light with zero height loss.

2. Rooms where the ceiling is the view

Exposed concrete in good condition, timber joists, a vaulted soffit — some ceilings are worth showing. Clean, seal and light them well.

3. Wet zones with an active leak above

This is the one I care most about as an engineer. Putting gypsum under an unresolved leak buries the evidence. The stain reappears in eight months, and by then you're demolishing a finished ceiling to reach a problem you already knew about. Fix the leak first. Always.

Material choice, briefly

  • Gypsum board on a GI grid — the default. Clean lines, takes paint well, easy to repair. Not for wet or humid areas.
  • Calcium silicate board — for bathrooms, balconies and kitchens. Costs about 30% more and it's worth every rupee where moisture is present.
  • POP on chicken mesh — cheaper, allows curves, but heavier, messier to install and more prone to hairline cracking. Fine for a cornice, questionable for a full ceiling.
  • Grid / mineral fibre tiles — offices only, where you need access to services above.

Load: the part that gets ignored

A gypsum ceiling system carries roughly 12–15 kg per square metre including the board, the grid and the finish. Fans, heavy chandeliers and projector mounts must be anchored to the slab, never to the ceiling grid. I have seen a chandelier hook screwed into a gypsum board. It held for four months.

Cove lighting done properly

Three rules and you'll get it right:

  • Keep at least 4 inches between the LED strip and the ceiling face it washes, or you'll see scallops and hot spots instead of a smooth wash.
  • Use a strip of at least 14.4 W per metre with a diffuser channel. Cheap bare strips show every diode.
  • Specify 3000K for living and bedrooms, 4000K for kitchens and studies. Mixing temperatures in one sightline looks like a mistake, because it is one.

Cost, and how to check yours

Budget ₹85–120 per sq.ft for a plain gypsum ceiling and ₹150–220 per sq.ft with designed coves and concealed lighting, in most North Indian cities.
